The Surveys You Need Before Buying a House

While the property you are interested in might look perfect at first glance, hidden issues can turn your dream home into a financial nightmare. Surveys will help you uncover problems and properly assess the property’s condition.

Level 1 Rics Home Survey

The Condition Report is the cheapest and most basic type of survey, suitable for modern properties that are in good condition. The report will note the obvious defects, such as leaking roofs, structural cracks or damp patches, but it does not provide detailed advice.

Level 2 Rics Home Survey

A level 2 report provides a more detailed assessment, identifying structural defects like damp, woodworm, plumbing and electrical issues. The home buyer report also includes advice on repairs and ongoing maintenance.

This survey is suitable for standard properties built in the last 20-100 years. If you’d like a bit more information, CCTV surveys, roof and chimney inspections, damp surveys and radon gas tests are all a good idea. Unlike Level 1 and Level 2 surveys, a Building Survey provides detailed guidance on repairs, maintenance schedules and long-term risks.
