The Importance of Having a Level 3 Building Survey

A building survey is an essential part of buying a house. A level 3 building survey is the most detailed of these types of survey and is the survey type that you should definitely use if the property that you are buying is over the age of 50, has been constructed unconventionally, a listed building or has had an extension or a lot of building work done to it already.

However, it is a good idea that you have a level 3 building survey done even if your house doesn’t fall into one of these categories. The reason for this is that it can save you a lot of trouble down the line as this is the most detailed building survey that you can have – it is well worth having it done when a house is such a large investment, and it could save you thousands in the future.

It is essential that you get a professional company in to do the survey who specialise in this sort of work such as Sam Con building survey Manchester. They will then provide you with a detailed report covering many aspects of the building and the condition of it – these are just a few of the things that a building survey will cover:

Tests for damp

Roof damage

Any hazardous material in the building such as asbestos

If there is subsidence

Whether any structural changes have been made

Timber Damage including problems like dry rot and woodworm

These are just a few of the parts that will be included but as you can see it can prevent you from buying a home which could end up costing you a fortune further down the line.
